Get Your PTPN

In order to pay your prop­erty tax online, you should have a unique Prop­erty Tax Iden­ti­fi­ca­tion Num­ber (PTIN) allot­ted to you. The PTIN is a new ten digit num­ber allot­ted by the GHMC for each and every prop­erty. The old PTIN used to have 14 dig­its ear­lier. If you don’t have a PTIN already, you can search it online at their offi­cial web­site http://www.ourmch.com/tax/ptlocalitysearchrep.asp by enter­ing the prop­erty owner’s name and house num­ber along with the city cir­cle num­ber. The city has been divided into 5 zones and 18 cir­cles for easy iden­ti­fi­ca­tion and admin­is­tra­tive purposes.

Man­ual Cal­cu­la­tion of Prop­erty Tax

The man­ual cal­cu­la­tion of prop­erty tax in Hyder­abad is done by mul­ti­ply­ing the plinth area in sq.ft with 3.5 and then mul­ti­plied by the monthly rental value per sq.ft. There are sep­a­rate rates for RCC con­struc­tion and tiled/sheeted houses and the rates applic­a­ble to each type of con­struc­tion should be used for calculation.

How to cal­cu­late Prop­erty tax Online

The annual prop­erty tax can be cal­cu­lated online at their offi­cial web­site http://www.ghmc.gov.in/ by enter­ing the fol­low­ing particulars:

Choose the cir­cle and local­ity of your prop­erty from the 18 cir­cles in the city. Enter the clas­si­fi­ca­tion of build­ing like whether the con­struc­tion is RCC, tiled, sheeted or both com­bined. Each area should be mea­sured sep­a­rately and the rates applic­a­ble for each cat­e­gory must be selected from the list provided.

Select the type of build­ing as ‘Res­i­den­tial’ if prop­erty tax is to be cal­cu­lated for house prop­erty. If it is non-residential, then choose ‘Com­mer­cial’. You should also select whether the prop­erty is self-occupied or rented from the list of ‘Occu­pa­tion type’.

Enter other details like the plinth area (total built up area) in sq. feet and whether per­mis­sion has been obtained for con­struc­tion of your prop­erty and age of the build­ing which is shown under three dif­fer­ent slabs viz. less than 25 years, 25 to 39 years and greater than 40 years, as the case may be.

If you have obtained Occu­pa­tion Cer­tifi­cate for your prop­erty, then enter ‘Yes’ or in case no such cer­tifi­cate has been obtained, then enter ‘No’.

Since you have entered all the nec­es­sary details, click on the tab ‘Cal­cu­late’ for cal­cu­lat­ing your annual prop­erty tax.

The pro­gram will instantly cal­cu­late the prop­erty tax and will also show other details like Edu­ca­tional Tax, Library Cess, Unit Rate and penalty if any.
